2. PURPOSE

The purpose of these General Terms and Conditions is to regulate the booking, contracting and enjoyment of holiday accommodation marketed by SVB Luxury Rentals.

3. BOOKING PROCESS

Bookings may be made through the official website, email, telephone, or partner platforms such as Airbnb, Booking.com, Vrbo, or other distribution channels.

Properties may be advertised simultaneously on different booking platforms. The availability displayed does not constitute a guarantee of booking until the reservation has been expressly accepted and confirmed by SVB Luxury Rentals.

A reservation shall only be considered completed once the required booking process has been finalized, the required payment or deposit has been received, and the guest has received express confirmation.

In the event of an obvious availability error, technical failure, duplicate booking, or circumstances beyond the reasonable control of SVB Luxury Rentals, the company may cancel the request and issue a full refund of any amounts paid.

4. PRICE AND PAYMENT METHOD

The prices shown include all legally applicable taxes unless expressly stated otherwise.

Payment must be made by credit card through the website or via a payment link provided by the company when the relevant payment deadline is due.

5. CANCELLATION POLICY

The cancellation policy varies depending on the property and will be indicated at the time of booking.

6. BOOKING MODIFICATIONS

Modifications are subject to availability and possible rate differences.

7. CHECK-IN AND CHECK-OUT

Check-in: from 4:00 PM.

Check-out: before 12:00 PM.

8. GUEST REGISTRATION

All guests must provide the documentation required by applicable regulations.

9. MAXIMUM OCCUPANCY

The maximum occupancy permitted for each property may not be exceeded. Failure to comply may result in immediate termination of the stay and loss of amounts paid.

10. SECURITY DEPOSIT

SVB Luxury Rentals requires a security deposit to cover damages, lost keys, extraordinary cleaning, or contractual breaches. After departure, the property will be inspected and, provided no damage or incidents are found, the deposit will be refunded within a maximum period of 10 business days.

11. GUEST OBLIGATIONS

Guests must respect community rules, maintain the accommodation in good condition, and avoid illegal or disruptive activities.

12. PETS

Pets are not permitted in any accommodation managed by SVB Luxury Rentals, unless expressly authorized in writing by the company in exceptional cases.

Failure to comply may result in immediate cancellation of the stay, loss of amounts paid, and liability for any costs or damages incurred.

13. LIABILITY

SVB Luxury Rentals shall not be responsible for loss of personal belongings or incidents beyond its reasonable control.

14. FORCE MAJEURE

SVB Luxury Rentals shall not be liable for total or partial non-performance of its obligations where such non-performance results from unforeseeable, unavoidable circumstances beyond its reasonable control.

Events of force majeure shall include, without limitation:

• Extreme weather conditions.
• Floods, fires, or natural disasters.
• Volcanic eruptions.
• Epidemics, pandemics, or public health emergencies.
• Restrictions or decisions imposed by public authorities.
• General labor disputes.
• Serious interruptions to essential utilities.
• Widespread telecommunications or infrastructure failures.

In such circumstances, SVB Luxury Rentals shall take reasonable measures to minimize the impact on guests. No entitlement shall arise to compensation for indirect damages, loss of profit, or losses resulting from the inability to provide the service.

15. RIGHT OF ADMISSION AND TERMINATION OF CONTRACT

SVB Luxury Rentals reserves the right to terminate a reservation early and require the immediate departure of the guest and any accompanying persons if these General Terms and Conditions, house rules, or applicable laws are breached.

This measure may be adopted, among other cases, when:

• The maximum authorized occupancy is exceeded.
• Unauthorized parties or events are held.
• Unauthorized pets are brought into the property.
• Behaviour disturbs neighbours or community coexistence.
• Intentional or negligent damage is caused to the property.
• Illegal activities or activities contrary to public order take place.

In such cases, SVB Luxury Rentals may terminate the stay without refund and without prejudice to claiming any applicable damages.

16. DATA PROTECTION

Personal data shall be processed in accordance with the SVB Luxury Rentals Privacy Policy.

18. APPLICABLE LAW AND JURISDICTION

These terms and conditions shall be governed by Spanish law.

19. AVAILABILITY ERRORS AND OVERBOOKING

Although SVB Luxury Rentals uses calendar synchronization systems between platforms, technical incidents or delays in updates may occur.

In the event of a duplicate booking or overbooking situation, the company may offer equivalent alternative accommodation or provide a full refund of the amounts paid.
